Set in a lovely area in Ovacik, away from the hustle and bustle of resort life, yet conveniently close to amenities, this resale villa carries a great price tag and comes fully furnished offering a key ready option. 

With amenities close by, this property is a great choice for family holidays,relocation  or as a rental investment. Tourism is alive in the area both with visitors and Turkish.The rental potential is high with rates up to £750-£850 per week during the peak season which runs from May through until the end of October. 

Outdoor living is important due to the long hot summers and this villa offers a private swimming pool with separate childrens pool which is set in walled gardens. There is a lovely garden kosk which is a traditional Turkish seating area offering the perfect place to relax in the shade, read a book or enjoy drinks and snacks there. 

The villa has the advantage of the top corner plot and there is ample room for sun loungers on the sunbathing terraces which surround the inviting pool. The gardens are mainly laid to grass with some plantings around the borders. There is a gated entrance which leads to the front entrance porch, which is covered, and is accessed via a couple of steps to which there is a stone balustrade hand rail. 

The villa is built over three levels and currently offers 3 bedrooms. The property has an open plan living area with kitchen and lounge. The lower floor is currently set up as an extensive games room come second lounge area, but this could easily be converted into a self contained and very spacious fourth bedroom, perhaps with an en-suite as plumbing is already in place on the lower ground level. 

THE PROPERTY COMPRISES 

Steel entrance door takes you into small hallway where there is a security alarm system for peace of mind. 

The kitchen comes fully fitted with a matching range of wooden wall, base and drawer units, finished with cream work surfaces and ceramic tiled splash backs in contrasting neutral colours and of checkered design.
There is an inset sink with window over and the kitchen is equipped with appliances which include tall fridge/freezer, microwave oven, integrated electric oven, hob and extractor hood above. The washing machine is located on the lower ground level in a utility area. 

The living areas are of open plan design and there is a patio door to the right-hand side of the kitchen leading onto the shady terrace which is L shaped and overlooks the pool area. The terrace is also accessed via the lounge patio doors. 

The roofed dining terrace allows ample room for both dining table and chairs and also relax chairs and is the perfect place to relax and enjoy the beautiful views of the pine clad mountains. It is enclosed with stone balustrades and has steps down to the pool and gardens. The terrace comes furnished with glass topped rattan table and chairs to seat six. The terrace is perfectly positioned to enjoy the sunrise early in the morning. 

Set between the kitchen and lounge there is a dining area which is currently furnished to extend the lounge with a sofa which converts to double bed settee instead, as all of the dining tends to be outside so the owners decided to adapt the space to suit their needs. 

The air conditioned living room has both windows and patio doors. It has been neutrally decorated and offers a comfortable lounge, furnished with two large sofas, coffee tables, tv unit and open fire place. 

Lower level 

The owners have recently refurbished the lower ground floor level to substantially increase the living accommodation. There is an extensive open plan area offering a second lounge with games room adjacent which is equipped with table tennis and darts board. There is a large corner sofa set and foot pouffe, flat screen television and table and 4 chairs. 

There is also a small utility room housing the washing machine and hot water boiler which is a back up to the solar paneled hot water. 

This lower ground level could easily be converted into a fourth bedroom to provide a generous self contained living area/bedroom and because plumbing is already in place on this level, perhaps the addition of an en-suite bathroom in the future.

First floor accommodation 

Marble stairs lead to three bedrooms and a family bathroom. On the stairwell, there are windows for natural light. 

The family bathroom has been fully tiled both walls and floors with glossy ceramic tiling in contrasting black/white design which is modern with a decorative border. There is a large walk-in shower with sliding shower screen doors which are frosted. There is low flush WC, wash hand basin with mirror, light & shelf over. 

Bedroom one is currently set out with single bed and large set of wooden drawers. There is a single window on one aspect which looks down to the side gardens. It is air-conditioned. 

The second bedroom is currently set out as a twin with 2 single beds, furnished with large wardrobe, matching dressing table with mirror and bedding box. It is also air-conditioned and has double windows on side aspect which look down to the pool below. 

The third (master) bedroom has 1 double bed and fitted wardrobe. It is air-conditioned and has windows/door on two aspects with a balcony off which overlooks the pool and also has lovely mountain views and a cooling breeze. 

For comfort the air conditioning units are dual temperature, cool and heat allowing for year round living. 

All bedrooms are softly decorated with cream emulsion walls, finished with ceramic tiled flooring and coved ceiling. 

There are fly nets fitted to most of the windows/doors. 

This villa is a resale villa and is being offered furnished with all the main furnishings, to include all white goods and air-cons. A full inventory can be provided at the time of any sale.
