Selling any property can be a long and stressful process, but selling a property abroad can be even more daunting.
Angel Homes has been successfully selling properties in Fethiye since 2004. Take a look at our portfolio to see a wide range of new build and resale villas and apartments for sale in the region. Over the years, we have come to understand what it takes to sell a property in Turkey. We also understand how difficult it can be to attract buyers in today’s tough market.
The first step in selling any home is to find a good agent, a decision not to be taken lightly. Although a lot of the legwork involved in the sales process falls to the agent, there are still several things you can do to make sure your property sells quickly and for the best price.
HOW TO SELL YOUR PROPERTY IN FETHIYE
#1 MAKE SURE THE LEGALITIES ARE IN ORDER
Few things can sabotage a sale quicker than a problem with the legalities. It’s vital to make sure your TAPU (title deeds), compulsory insurances (DASK), and habitation certificate are in order before putting your property on the market. Check there are no debts registered against your home and pop all the necessary documentation to one side should your agent or any potential buyer wish to see them.
#2 CLEAR THE CLUTTER AND STAGE YOUR HOME.
Creating a good first impression and making your property look attractive is critical in attracting a buyer. Prospective buyers do browse listings and tend to view several properties in their price range before making a decision – your property needs to stand out!
Nobody likes to see a messy house. Before taking sales photos or allowing any potential buyer through the door, clear the clutter and make your property look attractive. Do the washing-up, put the laundry away, remove the toiletries from the bathroom and empty the bins. Organise your storage neatly, and make sure the junk room is tidy and shows its real purpose. Head outside, mow the lawn, cut back the overgrown shrubs, and put the inflatables neatly to one side. Make sure your property is tempting and sticks in a buyer’s mind for all the right reasons.
#3 MAKE A LIST OF THE PROPERTIES KEY FEATURES
Before the agent calls to view or value your property, make a list of its key features and any unique selling points. Go room to room and note down any recent additions or upgrades as well as listing any furnishings or white goods you intend including in the sale. This will help the agent immensely and also helps to ensure your marketing description and listings will be accurate.
#4 TAKE GREAT PHOTOS
We have all heard the saying, “a picture is worth a thousand words” – it’s true, and good photos sell properties!
Once you have cleared the clutter, made the beds, and listed all the key points of sale, take some photos. Pictures are what attracts potential buyers to click through to your listing. The property photo gallery is also one of the most viewed sections on an agents site so great photos are a must.
You don’t need a fabulous camera to take good photos, often a modern phone camera will suffice. The key to taking the photos is showing the property and the rooms from the best angle. Agents need a good main image, one showing the property from afar, ideally with the pool and garden in view. They also need interior pictures showing clean and clear views of all the rooms without clutter or anyone relaxing in the background.
Take some photos yourself, or ask an agent to do it for you – just make sure they are taken on a clear and sunny day, with the pool filled and the house presented nicely.
#5 PRICE IT RIGHT
If you are looking to sell your property in Fethiye within a decent timeframe, you need to be price realistic.
Look at the agent’s listings of similar properties in the area as a guideline. You need to remember that it’s in the agent’s interest to sell your property for the best price as their commission is based on the sales price. But what you also need to keep in mind is that if you overprice your property, it stands the chance of scaring off potential buyers and sitting on the books for months. Ask your agent for a realistic valuation and advertise along those lines if you want to compete against others locally, and promote it for a little less if you are keen for a quick sale.
#6 DON’T OVER EXPOSE YOUR PROPERTY
Registering your property with every agent in town may seem like a good idea, but it can be counterproductive. A good agent will spend a great deal of time and money promoting your property, but they are far less likely to do this if it’s listed with all their competitors.
Ask your agent about their marketing process and how they intend to attract a buyer. Ask them where they advertise, if they use paid portals, and also to see testimonials from previous vendors. A good agent will use a variety of tools to attract a sale but they are far more likely to go that extra mile if the property is registered with them on a sole agency basis, or with only a couple of agents.
